Decided to stay here after having read the reviews but this seems to be a work in progress. I was given a room in an annex. Had to go past four doors plus room door (involved using 3 different keys) and climb several flights of stairs in order to get to the room. Imagine having to go through this process several times a day. Room was nice enough but had very annoying issues. Room had a kettle but was missing an adaptor to be able to connect it to the mains and switch it on. Contacted the guy on duty and he said it was too late to provide the adaptor so it was provided on the next day. The kettle had a lead that was rather short so that each time you wanted to use it, you had to move the table on which the kettle rested, put the kettle on the floor and then connect it up to the mains. The shower hose was leaking so badly that much more water was coming out of the leaky hose than the shower head! Vanity cabinet had lights for shaving but the lights were not working as bulbs had died. To be fair, the latter problem was resolved pretty quickly once pointed out. The other two problems were resolved within less than 24 hrs too. The thing is that when you are there only for 3 nights, such small problems when put together become annoyingly intolerable.
It seems that quality checks might not be done regularly enough in the rooms or this might have been just a one off.
For all of the reasons stated, the stay was nowhere near as pleasant as it might have been and the star rating has been awarded accordingly. The margin between an excellent stay and a mediocre to poor stay is quite narrow!
One other important point is that in spite of paying a little extra for the stay as I did not pay at the time of booking, was not able to pay upon arrival at the hotel. Payment was taken three days before arrival. Would have expected to be able to pay at the property when paying a higher rate than normal.
Not sure if I would stay at this place again in spite of its convenient location.

An active monetary in the city center - shared the place with other tourists and some Friars. Friendly people, free water, daily room cleaning. Good value for the central place

Had such a pleasant stay. Rooms were quiet. Location was fantastic. So many great bars, cafès and restaurants a stones throw away. UNLIMITED amounts of cold water bottles located in the hallway fridge. Staff were amazing. Would definitely stay here again.

Situato in posizione strategica, a pochi passi dal centro, è disponibile un parcheggio.
Le camere sono di livello medio, ma la pulizia risulta buona.
In camera si può usufruire di materiale x la colazione che non viene fornita.

Ho alloggiato con la mia famiglia e degli amici ( tra cui 4 bambini)
La posizione è davvero ottima, le camere molto essenziali ma comunque pulite, calde (anche troppo????) e con tutto il necessario!
Non è prevista la colazione ma in camera c'è sempre acqua tisane e biscottini.
La consiglio per chi come noi non ha grandi pretese, ma vuole un comodo alloggio nel centro di Bologna .

Ubicación excelente, habitaciones amplías. Poca agua en la ducha, y no mucha calefacción por las restricciones. La atención muy buena

A pochi minuti dalle due torri, in un posto centrale e al contempo tranquillo. Gestori cordiali e disponibili. Da segnalare prenda bollitore con bustine di te' e biscotti in camera e acqua in bottiglia fresca a disposizione. Buon rapporto qualità prezzo. Continuate così. Da ritornare

Nulla da invidiare ai rinomati hotel 3 stelle. Personale accogliente e disponibile, stanze pulite e dotate sia di climatizzatori che di riscaldamenti. Situato in ottima posizioni a pochi minuti da Piazza Maggiore e ancor meno dalle Due Torri. Una delle scelte economicamente più conveniente nel centro storico con un eccellente rapporto qualità/prezzo.

Buena ubicación, y habitacion grande

Lage der Unterkunft sehr gut. Das Hotel ist einfach und zweckmäßig. Wir fanden es sehr praktisch, da wir nur einen Tag in Bologna waren und so sehr viel gesehen hatten, ohne weit ins Hotel zurückgehen mussten. Empfehlung von uns!

Bof... très bon accueil mais la chambre familiale n'avait rien d'exceptionnel, la vue quand à elle donne sur un parking et non pas sur le patio mis en avant sur les photos.

Muy buen lugar para alojarse en Bolonia. Si vuelvo me alojaré aquí.

We were very pleased from our stay in San Martino Residence. The room was OK, very clean and also had a brand new air-conditioning unit. It is located at the centre of Bologna which is very convenient. There is a paid parking lot right in front which costs 25€ per day, which includes the permit to the ZTL.
The owner is a really cool guy. A nice touch is that the owner keeps a fridge full of bottles of natural water that the guests can use free of charge. Highly recommended!

Non posso dare 5 stelle su tutto solo perché c'era il climatizzatore rotto a Luglio ma gentilezza, cortesia e pulizia e posizione fanno di questa Residenza. Consigliatissima
